McGrath Properties, Inc. is a real estate investment and development company focused on acquiring underutilized commercial properties. We create substantial value renovating these properties while owning and operating them on a long term basis. As our founder, Terry McGrath says, “We are in the buy it broken and fix it business.”
In 1996, Terrence McGrath founded McGrath Properties. Since then, we have acquired over 1 million square feet of commercial buildings plus substantial undeveloped land holdings. We own and operate properties through affiliated LLC’s with an emphasis in the East Bay. Our diversified portfolio includes mixed-use, residential, retail, office and industrial buildings, parking facilities and undeveloped land.
Our fundamental investment strategy is to thoroughly understand the specific investment market, buy the asset at the right price, add value to the real estate and then let time go to work. We invest significant amounts of our own money into all the properties we acquire.
Today, our greatest asset is our team of experienced and talented professionals that can handle all aspects of acquisition and development. The McGrath Properties development team is made up of professionals with a proven track record of success in acquisition, development, project management, construction, entitlements, and financing. McGrath Properties is actively developing several large commercial properties and entitling several other large mixed-use projects that will include residential, commercial and retail uses. We will continue to operate with an opportunistic investment profile where the ownership can add substantial value through acquisition and development.
At McGrath Properties, we pride ourselves on the value we deliver to our investors and the benefits we bring to the community. A business can be profitable to its investors and the community!

Our community
Terry lives by the credo "if we succeed, that's on you; if we fail, that's on me." A simple visit to McGrath Properties' offices underscores this reality: everyone sits together in the same room, with the same space, and the same goal. Everything about Terry and his company is building success through a competent - and caring - team. Michael Durkee, Founder, Law Offices of Michael Patrick Durkee
I wanted to express my appreciations for the opportunity to work with you and your team. From the beginning I have been impressed with your vision for the NVR&G and the larger Watson Ranch Project. Projects like Watson Ranch are why I am in the profession I’m in. I also am impressed with you deep passion and drive and the intensity of your character. I have to admit, it put me off at first, but working with you over the last 5 years has allowed me to see the passion is anchored with a good heart that is both caring and generous. John Wilbanks, Principal, RRM Design Group
“I knew Terry McGrath first as a real estate broker when I was a developer. Now he is the developer and I am his mortgage banker, laying out capital solutions for his projects. I enjoy my business relationship with Terry McGrath and his team. Terry is one of the smart ones who loves the business and is constantly learning. I think McGrath Property’s success is a product of Terry’s ability to listen, to learn the motivations of the other party and strive for win-win deal-making. Terry is not afraid of the hard deals; he can wrestle with the details and has the vision and tenacity to be patient if needed to create the value he sees in each asset. Eric Von Berg, CMB, Principal, Gantry, Inc.
Terry has the unique ability to see potential in discarded properties and the dedication to move projects forward under the most challenging of circumstances. He and his team take the time to get to know the unique culture of the community and take these factors into consideration during development. Janelle Sellick, Executive Director, American Canyon Community & Parks Foundation
